"Smart building" — the term sounds impressive, but what does it actually mean? And more importantly: is it worth it for your business, or is it a luxury reserved for new corporate buildings? In this article we explain what KNX is, how it works, and what real financial benefits it can deliver.
What is KNX — in simple terms
KNX is an international, open communication protocol for building automation. In practice, it means that all of a building's electrical devices — switches, lighting, shading, thermostats, HVAC systems — "talk" to each other over a shared control cable (bus), and are managed centrally by one system.
Instead of independent switches, thermostats and controls in every corner, there's a single touch panel, tablet or mobile app that controls everything — or the system can control it all automatically based on schedules, occupancy sensors and outdoor conditions.
What does a KNX/BMS system control?
A fully integrated BMS (Building Management System) can control:
- Lighting: automatic brightness adjustment based on natural light, dimming, lighting scenes for different uses of the space
- Heating / cooling (HVAC): zoned temperature control per room, automatic shutdown in empty offices
- Shading: automatic blinds/shutters operation based on sun angle for optimal natural light
- Energy monitoring: real-time consumption metering per zone, anomaly detection
- Security: integration with alarm, CCTV and access control
How much energy can you really save?
Energy savings through KNX/BMS range from 15% to 40%, depending on the building type and usage. The biggest gains come from:
Lighting: up to 30% savings
An office that stays lit in empty rooms, or when there's already enough natural light, wastes huge amounts of energy. Occupancy and brightness sensors combined with KNX dimming dramatically cut these losses.
Heating/cooling: up to 25% savings
The biggest energy drain in commercial buildings. A BMS that knows each space's usage schedule, lowers the temperature during off-hours and adjusts automatically, can save hundreds of euros a month in a mid-sized building.
Which buildings make this investment worthwhile?
KNX pays off financially mainly when:
- The building is over 500 m² or has multiple usage zones
- There is intensive use during specific hours (9-5 offices, hotels, educational facilities)
- The electricity bill is a significant operating cost
- There's an intention for long-term operation in the same building
Can it be installed in an existing building?
Yes — and this is one of KNX's key advantages. It can be integrated into an existing electrical installation without requiring a full renovation. Implementation happens in stages, starting with the spaces with the highest consumption.
ATELECTRO GROUP designs every KNX/BMS system based on a study of your space and needs, with a clear return-on-investment (ROI) timeline that we provide before starting any work.
